The Added Value of Garden Rooms
It’s becoming substantially difficult to hop onto the property ladder. In fact, most young adults stay with their parents well into their mid-to-late twenties. Statisticians attribute this to a marginal 1% annual rise in house prices. However, there are also difficulties facing homeowners moving up the property ladder too.
A recent study showed that 60% of participants claimed moving up the ladder was harder than getting onto the ladder. Many found themselves struggling to even sell their first property. The type of property you settle on should depend on whether you can improve it or even make any additions at all. The location of your property is also a key factor. Advisory Guidelines
Most DIY garden rooms needn’t require planning permission. However, they should meet the following requirements. If they don’t, you should double-check government guidelines.
- The external height of the garden room mustn’t exceed 2.5 meters. This would be measured from the bottom of the building to the top of the roof
- The garden room mustn’t take up more than 50% of your garden
- It must not be used as self-contained living accommodation or feature an antenna
- Outbuildings should not be closer to a road or public highway than the homeowner’s property itself. They should also not be situated less than 2.0m from a property boundary
- A garden room with an internal size bigger than 30m2 would need to seek planning permission
- There are increased rules around listed buildings, so any garden building or outbuilding that is to be placed within the curtilage of a listed property will require planning permission.
